Wolverhampton On the Move: A Regeneration Transforming the City

Wolverhampton is changing for the better, with a handful of projects happening across the city. In recent years, there’s been a big focus on major developments for new housing, retail centres and public spaces. TheStudios is located in the centre of Wolverhampton and provides luxury shared living accommodation. Join us while we detail the big three Wolverhampton regeneration projects that will benefit the city and those living in it.

Canalside South 

The first Wolverhampton regeneration scheme has already begun development and is set to transform unused industrial land into over 530 energy-efficient homes, surrounded by a range of new commercial and community facilities.

Former brown-field sites, including British Steel which has been empty since 2019, will no longer be sights for sore eyes, and instead be transformed into affordable homes, around seven acres of green open space and a host of commercial facilities and transport links. The houses will be a mix of two- and three-bedroom townhouses, two-bedroom apartments and buildings for co-living. 

City Centre West / Smithgate

With the planning application now fully approved, Wolverhampton regeneration will happen with the largest scheme known as Smithgate. This project will see over 1,000 new homes built alongside new shops, cafes, restaurants and public spaces. The Smithgate regeneration project is seen as a strategic brownfield opportunity, and its goal is to bring more people into the city centre, increase footfall and achieve a wider economy.

The new neighbourhood will be between School Street and Darlington Street and around Market Square, which is just down the road from our studio apartments. We’re excited to see the development unfold over the next few years. 

Canalside Quarter by Placefirst

The UK’s leading build-to-rent provider, Placefirst, has proposed a £65m scheme to deliver a new canalside community. It’s part of the wider Wolverhampton regeneration project, and has seen the City of Wolverhampton Council, Canal and River Trust and West Midlands Combined Authority join forces with Placefirst to build new homes, a new promenade, open spaces and pedestrian access to the canal towpath. It’s not just about building new infrastructure; this scheme will see the restoration of several heritage canalside properties, as well as environmental improvements.

Green Innovation Corridor

The Wolverhampton Green Innovation Corridor (GIC) is a forward-looking innovation district spearheaded by City of Wolverhampton Council and the University of Wolverhampton. It aims to transform key sites in the city, including the Springfield Campus and Science Park, into a high-tech corridor dedicated to green construction, advanced manufacturing and digital innovation.

The GIC is set to offer significant opportunities for business, industry and skill development, and will unlock multiple brownfield sites for redevelopment. Businesses locating to Wolverhampton will benefit from strong transport links, access to research facilities and a vibrant innovation ecosystem.
